Here's why wealth advisor Josh Brown says investing in real estate is often a bad idea investinyou (In partnership with acorns.)

Your home may be your most valuable asset, but that does not mean it is your best investment, according to CNBC commentator and co-editor of the new book,"It's really a form of consumption. You own the home as opposed to paying rent for a home that you don't own, but you have to live somewhere," Brown said.

You should consider your home as an emotional investment. You spend money on it, because it makes you happy, according to Brown., you will find that decades of inflation, repairs and renovations leave you with an asset that underperformed the market, Brown said.That doesn't mean that real estate can't be a part of your portfolio. To capitalize on property ownership, Brown invests inREITs allow an investor to own shares in a publicly traded company that owns income-producing properties.

acorns In his example. To buy 50K property, you need to invest 2.5K only. Rest is called mortgage (margin). But when you sell 200 K is your profit (250 - 50) in a simple term. Interest you paid on mortgage is your rental.

acorns 1/ Tell me one bank that gives a investor 95% Margin. When you invest in RE, by paying 5% down payment you can control that asset. Investing stocks, for the best stocks, banks give you 50% margins. Don’t forget what happened to Hwang’s investment firm few days ago, margin recall.

ReformedBroker acorns You can't live on zero cash flows. You invest in stocks for a 30-year period. You buy real estate and rent it out for the cash flows to maintain daily life. It is a leveraged hedge against inflation. You don't pay the taxes the renters do.

ReformedBroker acorns Right, consumption more than investment. As an investment, more fodder for Josh's arguments: What other investment requires 1) annual taxes where no sale has occurred; 2) insurance; 3) and, annual maintenance? Still, I get the allure and it is often one's most valuable asset.
